LOAN TABLE 2. PAYMENT SCHEDULE. LOAN TABLE ---------- This option produces a table of monthly payments over a range of interest rates. The monthly payment is the sum of the Principal and Interest payment, Monthly Tax Payment, and Monthly Insurance payment. If the Monthly Taxes and Insurance are set to zero, then the Monthly Payment is equal to the Principal and Interest payment. PAYMENT SCHEDULE ---------------- This option produces a table of payments, principal paid, and interest charged for a specified interest rate. The interest rate will change as specified by the Variable Rate parameters. A NOTE ABOUT THE PARAMETES -------------------------- Notice that 4 of the items on the parameter menu have a plus sign (+) to the left of the item description. The program will calculate the value which is set to zero when the other items have a value. Example: you want calculate the monthly Principal and Interest payment for a loan, enter the Interest Rate, Purchase Price (if Downpayment is not zero, it will be subtracted from the Purchase Price to get the start principal), and the life of the loan (in months). This is true for both the LOAN TABLE and the PAYMENT SCHEDULE reports. You might find it interesting to enter all values including the monthly principal and interest payment; however, enter the monthly payment at a higher value then required and then generate a PAYMENT SCHEDULE report.
